Underlayment failure beneath clay and concrete tile roofs
Why it happens here
Tile roofs in The Enclave are 20 to 25 years old, and the underlayment beneath them has reached the end of its life. The tiles look fine from the street, but water is already reaching the roof deck and causing rot.
Our approach
We lift the tiles, replace the failed underlayment with a high-temperature membrane, repair any rotted decking, and reinstall the original tiles where possible. This preserves the HOA-approved look and costs far less than a full replacement.
